How to verify the legitimacy of any broker or agent before you engage
What is AMPI?
AMPI (Asociación Mexicana de Profesionales Inmobiliarios) is Mexico's national real estate professional association. Unlike the United States, Mexico does not have a federal law requiring real estate agents to hold a license. AMPI membership is voluntary and represents the closest approximation to a professional standard in the Mexican market.
AMPI has local chapters throughout the Riviera Maya, including chapters in Cancún, Playa del Carmen, and Tulum. Chapter membership requires adherence to a code of ethics and payment of annual dues.
What AMPI Membership Does and Does Not Mean
AMPI membership signals professional engagement and accountability to a peer network. It does not guarantee ethical conduct, competence, or financial stability. Members can and do face complaints and disciplinary action — but the enforcement mechanisms are limited compared to licensed professions in other jurisdictions.
Verify AMPI membership directly through the local chapter, not through the agent's own marketing materials. Membership lists are available through AMPI chapter offices and, for some chapters, online directories.
Additional Verification Checks
Beyond AMPI membership, verify that the agency has a registered business entity (RFC) in Mexico. Request references from prior foreign buyer transactions — not general references, but specifically buyers who completed transactions in the past 12–24 months. Check Google reviews critically, looking for patterns in negative feedback rather than isolated complaints.

Working with an Agent Who is Not AMPI-Affiliated
Non-AMPI agents are common and some are highly competent and ethical. The absence of AMPI membership is not disqualifying, but it removes one accountability layer. In this case, increase the weight you place on verified transaction history, client references, and the independence of the other professionals in your transaction (notario, attorney).
