Cap Rate Compression Index

Is a zone's price appreciation backed by rising rental income, or outrunning it? This tracks each zone's STR gross yield against its per-m² price over time. A zone where price rises much faster than yield compresses is trading like a speculative asset — the Compression Index quantifies exactly how much faster (values above 1.5 are flagged). A zone where yield holds or expands alongside rising price has rental fundamentals keeping pace, the opposite signal.
