Ghost Pipeline Detector

An approved or under-construction permit that's at least 12 months old should show up in our own data as either yield compression or a price plateau — new supply competing for renters and buyers leaves a trace. If neither trace appears once we have data reaching that far forward, the zone is flagged as unconfirmed absorption. This is a real gap check, not an accusation of fraud — and most zones will read "accumulating forward data" for a while, since our own price/yield collection only started recently and can't check windows further forward than the data it has.
