Closing Day Strategy
Request a "forward contract"
Lock in today's exchange rate for a closing 30-90 days away. Available through OFX, Wise, and specialist FX brokers. Eliminates rate risk between contract signing and close.
Wire in tranches if above $50,000 USD
Some Mexican banks flag large single transfers. Coordinating with your notario in advance prevents delays at closing.
Send to notario escrow account, not developer
Never wire directly to a developer. The notario holds funds in a separate client account until title transfer is confirmed.
Confirm CLABE before wiring
Mexican bank account numbers (CLABE) are 18 digits. Verify with notario directly — never rely on email instructions which may be intercepted.
Factor in conversion timing
If closing is on a Monday, wire Wednesday-Thursday prior. Mexican banks can hold international wires over weekends.
